Just bought land in East Texas? We take it from woods to a build-ready homesite. One crew handles the clearing, the house or barndominium pad and the driveway. You get one written price and one mobilization, and we can build the shop, barn or house too.
Republic Land Clearing and Construction is based in Alto. We serve Cherokee, Smith, Rusk, Anderson, Nacogdoches, Angelina and Houston counties.

What's included, step by step
- Free Satellite Site Plan. Send us your property location (a map pin works). We mark up an aerial map with the clearing boundary, trees worth keeping, a likely pad spot, a driveway route and drainage notes. We also give you a ballpark range. It usually arrives within 2 business days.
- Site walk, in person or by live video. We walk the property with you. If you live in Dallas, Houston or out of state, we can walk it with you on FaceTime or Zoom instead.
- Written fixed-price scope with options. You get up to three options, such as homesite only, homesite + driveway, or full build-ready with pad. The price on your signed scope is the price for that scope. Anything that changes it goes through a written change order you approve first.
- Clearing or forestry mulching of the homesite and driveway corridor. We mulch where it fits, so there are no burn piles. Where a pad or driveway needs stumps and roots out below grade, we clear and grub. (We don't offer traditional stump grinding. The mulcher typically takes small and mid-size stumps to about ground level.)
- House, barndominium or shop pad, plus the driveway. The same crew and the same mobilization handle both, and we set a culvert where one is needed.
- Texas 811 and a county checklist. We place the Texas 811 utility-locate request before digging. You also get a checklist for county driveway, culvert and floodplain questions. You or the relevant authority confirm which permits apply.
- Photo or video updates every workday. You get a text or email each day we're on your land.
- Final walk and a Build-Ready Binder. We do a last walk-through, in person or on video. Then you get a PDF with photos, pad notes, and a list of what was and wasn't in scope, ready to hand to your builder, septic designer and utility provider.
- Optional: a build quote. Want us to build the shop, barn or home? We'll quote it. If you already have a builder, we'll coordinate the handoff.
Add-ons you can include in the same scope: a pond, extra acreage, fence-line clearing, culverts or a gravel upgrade. Need to phase it? Ask about a starter scope: we mulch the homesite acre and driveway corridor now, and you clear the rest later.
Who it's for
- New rural landowners who need a plan before the first tree comes down.
- Transplants and homesteaders building a barndominium or home in the Piney Woods.
- Absentee owners in Dallas, Houston or farther away. You don't have to drive out three times to meet contractors. We do the video walk-through, a written scope, daily photo updates and a final walk on video.
- Buyers who haven't closed yet. A site plan lets you see roughly what clearing and dirt work will cost before you sign.
- Hunting-land owners who need lanes, food-plot clearings or a cabin pad.
How it works
- Call, text or send the form. Tell us where the land is and what you want there.
- Get your Satellite Site Plan and ballpark range, usually within 2 business days.
- Walk the site with us, in person or on video.
- Pick your option from the written scope and set a start date.
- We clear and do the dirt work. You get updates every workday.
- Final walk and Build-Ready Binder. You're ready for your builder, septic and utilities.
How pricing works
There's no one-size package price, because every tract is different. Here's how we price:
- $2,000 per day for forestry mulching, land clearing and dirt work, with mobilization included within our service area.
- A fixed price per job, quoted after a site visit. You get one number in writing, not an open-ended bill. If the job takes us longer than estimated, that's on us.
- What drives the number is how much one machine can finish in a day. Forestry mulching typically covers about 2–3 acres a day in light brush, about 1 acre a day in medium growth, and 1/3 to 1/2 acre a day in dense thicket. Pad size, driveway length, culverts, slope, wet ground and access also matter.

Frequently asked questions
How much does the Build-Ready Homesite Package cost?
Every package is priced on your land, so there's no flat price. We charge $2,000 a day for clearing, mulching and dirt work, with mobilization included. After a site visit, in person or by video, you get a fixed written price for the scope you choose.
I live in Dallas or Houston. Do I need to be there?
No. We can walk the property with you on a live video call. You get a written scope by email, photo or video updates every workday we're on site, and a final walk by video.
What is the free Satellite Site Plan?
It's an aerial map of your tract marked with a clearing boundary, trees to keep, a likely pad spot, a driveway route and drainage notes, plus a ballpark range. It usually arrives within 2 business days. It's a planning tool, not a survey or engineered plan.
Do you grind stumps?
We don't offer traditional stump grinding. The forestry mulcher typically takes small and mid-size stumps down to about ground level. Where a pad, slab or driveway needs stumps and roots removed below grade, we include that in the quote as dirt work.
Do you handle permits?
We place the Texas 811 locate request and give you a checklist for county driveway, culvert and floodplain questions. Permit requirements vary by county and site, so you or the relevant authority confirm which permits apply. Septic systems need a licensed designer or installer and a permit from the local permitting authority.
How many acres can you clear in a day?
With forestry mulching, about 2–3 acres a day in light brush, about 1 acre in medium growth, and 1/3 to 1/2 acre in dense thicket.
Can you build the house, shop or barn too?
Yes. We build new homes, shops and barns. Every homesite customer can get a build quote, or we'll coordinate the handoff to your own builder.
